Useful in CAD systems, mainly for items such as Grid Lines, locking a 3D object, much like you'd toggle items on/off in 3D Objects would be really useful. Sometimes when assigning elements of one discipline, example being facade, it is useful to also see structural elements for reference, but not worry about selecting these by accident.
You can achieve this now by creating a 3D Filter that excludes the 3D Objects you don't want to select (e.g. structural elements)
Apply the filter and then in 3D View Properties>Filters: Unfiltered Objects settings, enable "Visibility" (you can optionally change the color or transparency of the unfiltered objects)
Right click in the 3D View and choose Selection Tool>Select Only Filtered.
Now you can see the structural elements, but cannot select them
Yes, if you wanted some items to be completely hidden and others to be visible but not selectable, you would need to unload the objects you don't want to see using 3D Objects table checkboxes'

So if for example I'm assigning a plant room, and just need grid lines locked, with only MEP elements present, I'd need to use my 3D Objects menus to control the visibility of other elements?
As when I use the above, I still see all facade, structure + grids (although now admittedly locked). This is a problem in some models as some 3D imports have a custom sub-selection which is annoying/impossible to replicate if turning whole import on/off.
